What is HVAC Commissioning?

HVAC Commissioning is the process of activating and testing each function of an installed HVAC system to confirm that all functions start in the proper sequence, perform within the manufacturers specifications and verify the installation meets the Owner's Project Requirements and specifications.

Does the HVAC Manufacturer Require Commissioning?

Not all HVAC manufacturers require commissioning. However, to confirm that the system is operating properly, it is important that the startup and shutdown sequence of operation be verified during the initial installation of all HVAC systems.

Why is HVAC Commissioning Important?

HVAC Commissioning is important to :

  • Enclosure Owners and Managers because it provides a written report that confirms the HVAC System is operating within the manufacturers performance specifications and confidence that the HVAC system will provide the Heating, Ventilation & Air Conditioning required to protect their investment.

  • Enclosure Designers and Integrators because it provides proof that the HVAC System that was selected for the application is the correct size / capacity to meet the long term performance requirements of the building.

Why should a Building Owner have Commissioning Performed on the HVAC Systems?

The primary reason for commissioning the HVAC System, is to ensure the HVAC system is operating the way the owner intended, and that the HVAC System meets the Heating, Cooling, and Ventilation requirements of the enclosure.
ASHRAE describes the commissioning process as a “capable way of verifying that a facility and its systems meets the Owner's Project Requirements (OPR)”.

How Much Does it Cost to Properly Commission each HVAC System? How Long will it take to Properly Commission each HVAC System?

The cost and time it takes to properly commission each HVAC System is based on:

  • Physical size of the HVAC system

  • Capacity of the HVAC system

  • The number & type of additional features installed in the HVAC system (Economizer, Dehumidifier, etc.)

  • Accessibility of the HVAC System (elevated, roof mounted, wall mounted, location, etc.)

The Commissioning Contractor will provide an estimate based on specifications and information provided.

Will the HVAC Manufacture Warranty be Void if Commissioning is Not Performed during the Initial Installation or Prior to Starting HVAC System?

It is possible to void the manufacturer’s warranty if the initial startup steps are not performed properly. The process of startup, shutdown and the sequence of operation must be carefully documented. Notes are made of any instances of improper operation during this process and reported to the appropriate contractor.
